Exceptional 70% or 85% allowance on capital gains from sales of building land and buildings in zones A and A bis
Exceptional allowance on individuals' real estate capital gains from the sale of building land or buildings to be demolished in very tight housing markets (zones A and A bis), where the buyer undertakes to build collective housing within four years. The rate is 70%, raised to 85% if at least 50% of the floor area is social or intermediate housing. It applies to sales preceded by a promise signed between 1 January 2018 and 31 December 2020 and completed by 31 December of the second following year. The allowance also applies to social levies.

Individuals selling building land or a building to be demolished in zone A or A bis to a developer committed to building collective housing: 70% or 85% of the net gain exempted. If the commitment is not met, the buyer pays a fine of 10% of the sale price.
