Scellier tax reduction cut to 16% for 2012 investments

The 2012 Finance Act lowers the rate of the Scellier tax reduction for new buy-to-let investment made in 2012: 16% for homes meeting the BBC energy-performance level (22% in 2011), and 8% for non-BBC homes whose building permit was filed by end-2011 (13% previously). It introduces price ceilings per m² set by decree and cuts the intermediate overseas Scellier rate from 31% to 29%.

Measure impact

Affects taxpayers investing in a new rental home in 2012. Investments committed before 31 December 2011 (reservation registered and deed signed by 31 March 2012) keep the 2011 rates. The 2012 rates apply before the general 15% cut on tax breaks. The scheme ended on 31 December 2012.
