New zero-interest loan funded by a bank tax credit and opened to older homes
The zero-interest loan for first-time home buyers is no longer funded by a budget grant to banks but by a tax credit (article 244 quater J of the General Tax Code) equal to the discounted gap between the instalments of the interest-free advance and those of a market-rate loan, set against the lender's tax. The advance, capped at €32,500 (plus 50% in sensitive urban zones and urban free zones), is open to new and older homes, under an income ceiling of €38,690. It applies to advances issued between 1 February 2005 and 31 December 2009.
