Interest-free reverse-mortgage-type loan for energy renovation
The 2024 Finance Act allows the 'prêt avance mutation' (a mortgage-backed loan repaid on sale or inheritance) to be granted interest-free to fund energy-efficiency works in homes completed more than two years earlier and used as a main residence, subject to income conditions set by order. It is capped at €50,000 per dwelling. Lenders receive a tax credit in return (Article 244 quater T of the General Tax Code). The scheme applies to offers issued from 1 September 2024 to 31 December 2027; its terms are set by Decree No. 2024-887 of 3 September 2024.
